Since the average prices of lodgings in Bulgaria have grown to over 20 % in the first quarter of 2007, compared to the same quarter in 2006, many analysts and competitors on the market have forecasted new records in prices in 2007. At the same time, the prices offered for lodgings in prestige quarters of big towns have reached values of EUR 1000-1200 in May-June. If we view lodgings as an investment, the change in prices has to be compared to other alternatives. So, the increase of average prices of lodgings with 20% per year must not be considered a “quick” one. If we look for fundamental factors behind the change in lodgings demand, we have to recognize the dynamics in economy, change in income and migration of inhabitants.
Up to March 2007 the nominal growth of economy has reached the record value of 15.5%. The Gross currency income rated in current prices, amounts to BGN 50.6 billions.
The growth of official salaries is approximately 14 % per year. In addition, we have to consider migration to big cities, especially to Sofia – which means that, higher than average resources for buying lodgings go there. Meanwhile, the finance market continues to direct resources for purchase of lodgings.
